Google recently revamped their keyword search tool and it is so much better than it used to be. I used to love using the Overture keyword tool but they've discontinued it. The Google Keyword tool used to just give graphs showing relative search volumes. Now it gives specific numbers.
Some big Internet marketing gurus seem to think it's a big deal from what they've posted on some of their forums and blogs.
Play around with it and learn the details. It will be well worth your time. One big thing that I noticed is that it now shows plurals along with singulars.
Here is something that caught my eye:
Atlanta realtor: 6,600
Atlanta realtors: 90,500
But look at:
Atlanta real estate agent: 74,000
Atlanta real estate agents: 9,900
So more people are searching for the plural "realtors" while more are searching for a single real estate "agent". I wonder why that is?
If this is true, one might want to optimize for "realtors" and "real estate agent" vs. their singular or plural.
This is a really fun tool to play around with. I'm going to spend endless hours messing around with it.
One thing that blows me away is that it says that the average monthly search volume over the past year for the term "Maitski" was 140. I'm very curious as to who is doing those searches.


You not only need to study the search amounts for each term but also the competition for each term. When there are let's just say, 6000 searches for Atlanta Realtor but more than 4,000,000 sites that use that term as a keyword, that is one competitive word. ( These are for illustration purposes only)
But let's say you discover that the keywords, Real Estate agent in Atlanta is searched 4,000 times each month but there are only 16,000 sites using that term as a keyword- That is the one you want to go for.
It is easier to dominate on the smaller dominated terms and then build yourself up to the more competitive terms. Katerina

Have you checked out Yahoo's keyword tools? I'm no expert but I've had people tell me that Yahoo gives much more detailed reporting.
I also wonder what Cuil is going to come out with, if anything...

If you really want to find out about SEO and tools and see how many people are making money from local real estate domains, I suggest you go to dnforum.com. I was reccommended going there regarding developing out real estate domains and learned quite a bit in the two hours I was there. I am now addictd to the site. A must for anyone serious about making money selecting th rght domains and keywords. A must see site! 3300 people on when was there.

As a fellow "ski" I am always intrigued when I see people hit my site by searching for Gidzinski. Perhaps they saw us somewhere, talked to us at some point or were referred by someone, but they can't remember how to find us. God bless them for knowing how to spell my last name. LOL.

Some people have it in their mind that they want to appear high in a particular search, let's say "Lake Tulloch Real Estate," for instance. But what good is it if hardly any searchers out there actually type that in as their search criteria. (Who's heard of Lake Tulloch except those who live or have visited here? Thanks for all the comments. I had a busy day today. I had a closing that took over four hours. Business always seems to interfere with my blogging and internet marketing.
I guess the biggest benefit that a keyword search tool gives me is ideas. Put in a general word or phrase and see all of the variations that come up. For example, I found that many people seem to refer to contemporary homes as "modern" homes. I never really used the term "modern" much but many more people search for "modern homes" so I would want to work that in to my copy if I had that kind of home for sale.
Also, make sure to select to show the CPC numbers. You can sometimes find some highly searched terms that don't cost very much in Adwords. I'm always looking for a bargain.
